Please read these Terms and Conditions carefully before using our website or engaging our services. By using our website or submitting an enquiry, you agree to be bound by these terms.
1. Definitions
- "We", "Us", "Our", "Tembusu Haus" — Tembusu Haus Pte. Ltd., registered in Singapore.
- "You", "User", "Client" — any individual or entity accessing our website or engaging our services.
- "Services" — Landed Property Exploration, Comprehensive Lease Management, and the Estate Guardianship Programme.
- "Agreement" — the service agreement entered into upon confirmed engagement.
- "Website" — the website at tembusuhaus.sbs and all associated pages.
2. Acceptance of Terms
By accessing our Website or submitting an enquiry, you confirm that you are at least 18 years of age, have the legal capacity to enter into agreements, and agree to be bound by these Terms. Tembusu Haus reserves the right to update these Terms at any time. Continued use following any update constitutes acceptance of the revised Terms.
3. Description of Services
Tembusu Haus provides three categories of landed property services in Singapore:
- Landed Property Exploration — property search, assessment, and accompanied viewings. From SGD 230 per engagement.
- Comprehensive Lease Management — tenancy agreement negotiation, documentation, and completion. From SGD 770 per lease.
- Estate Guardianship Programme — ongoing monthly estate management and maintenance coordination. From SGD 1,480 per month.
Services are available to clients in Singapore. Geographic restrictions, if any, will be communicated at the time of enquiry.
4. Engagement
No account registration is required to submit an enquiry. A formal service engagement begins upon written confirmation from Tembusu Haus and, where applicable, payment of an engagement fee. Each engagement is governed by a separate service agreement provided before work commences.
5. User Responsibilities
When using our Website or Services, you agree to:
- Provide accurate and complete information in all communications and forms
- Not use our Website for any unlawful purpose
- Not interfere with or disrupt the operation of our Website
- Not misrepresent your identity or authority to act for another party
- Communicate in good faith with our team and any third parties introduced through our Services
6. Intellectual Property
All Website content — including text, graphics, photography, and design elements — is the property of Tembusu Haus or our content licensors. You are granted a limited, non-exclusive, non-transferable licence to access the Website for personal, non-commercial purposes. Reproduction, distribution, or creation of derivative works requires our prior written consent.
7. Payment Terms
All fees are quoted in Singapore Dollars (SGD). Payment methods and schedules are confirmed at the time of engagement. Where a fee is non-refundable, this will be clearly stated in the service agreement before engagement. Refund eligibility for specific services is governed by the terms of the relevant service agreement. We do not store payment card details.
8. Service-Specific Terms
Property Exploration: We provide curated shortlists based on stated requirements. We do not warrant that any particular property will be available or that viewings will result in a suitable tenancy. Our role is advisory and facilitative.
Lease Management: We act as an intermediary and advisor during lease negotiations. Final lease terms are agreed between the tenant and landlord directly. We do not act as a legal representative and recommend that clients seek independent legal advice for complex matters.
Estate Guardianship: Monthly fees are payable in advance. The scope of guardianship services is confirmed in the service agreement. Pool maintenance is included where a pool exists and is in serviceable condition at the time of engagement.
9. Disclaimers
Our Services are provided in good faith on the basis of our professional experience and knowledge of Singapore's landed property market. We do not warrant specific outcomes — including, without limitation, the securing of any particular tenancy, the achievement of any specific lease terms, or the maintenance of any property to any particular standard beyond reasonable professional care.
Nothing on our Website constitutes legal, financial, or valuation advice. You should obtain independent professional advice on matters outside the scope of our Services.
10. Limitation of Liability
To the fullest extent permitted by Singapore law, Tembusu Haus shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of our Website or Services. Our aggregate liability for any claim arising from a specific service engagement shall not exceed the fees paid by you for that engagement.
Nothing in these Terms limits our liability for fraud, wilful misconduct, or any other liability that cannot be excluded under applicable law.
11. Indemnification
You agree to indemnify and hold harmless Tembusu Haus, its officers, employees, and agents against any claims, losses, or expenses (including reasonable legal fees) arising from your breach of these Terms or your misuse of our Website or Services.
12. Termination
Either party may terminate an engagement in accordance with the terms of the relevant service agreement. Upon termination, fees for work completed up to the termination date remain payable. Clauses that by their nature should survive termination — including intellectual property, liability, and dispute resolution — shall do so.
13. Dispute Resolution
These Terms are governed by the laws of Singapore. In the event of a dispute, the parties agree first to attempt informal resolution through direct communication. If informal resolution is unsuccessful within 30 days, disputes shall be submitted to the exclusive jurisdiction of the courts of Singapore. Where both parties agree, mediation through the Singapore Mediation Centre may be used as an alternative to litigation.
14. General Provisions
- Entire Agreement: These Terms, together with any applicable service agreement, constitute the entire agreement between the parties on the subject matter.
- Severability: If any provision of these Terms is found to be unenforceable, the remaining provisions continue in full force.
- Waiver: Failure to enforce any provision does not constitute a waiver of that provision.
- Assignment: You may not assign your rights or obligations under these Terms without our prior written consent.
- Notices: Formal notices should be sent to [email protected] or to our registered address.
15. Changes to These Terms
We may update these Terms periodically. Material changes will be communicated to active clients by email. The current version is always available on our Website. The date at the top of this page indicates when the Terms were last revised.
