About Us

The Tembusu Haus Approach

Tembusu Haus began in 2014 when a small group of Singapore-based property professionals noticed something missing in the local market: a firm that treated landed properties not as inventory to be turned over, but as homes to be placed with the right people.

The Tembusu tree — known throughout Singapore for its broad, sheltering canopy and distinctive fragrance — gave us our name and our disposition. Like the tree, we grow slowly and deeply. We are not a transactional agency. We are a long-term partner for those who choose to make Singapore's landed landscape their home.

Over the years, we have refined three services that reflect the arc of a landed tenancy: finding the right property, securing a fair and thorough lease, and then caring for the estate across the full term. Each service is delivered by people who know this market intimately and who take genuine pride in the relationships they build.

Our office on Cluny Road sits within one of Singapore's most gracious neighbourhoods — chosen deliberately, because we believe our surroundings shape the care we bring to our work.

Rachel brings seventeen years of experience in Singapore's residential property sector. Her particular knowledge of the Good Class Bungalow and conservation house markets shapes Tembusu Haus's approach to landed property search.

David trained as a solicitor before moving into property advisory. He now leads all tenancy agreement work, ensuring that every lease clause — particularly those relating to garden and structural responsibilities — is properly negotiated.

CEA Registration

All Tembusu Haus agents hold current registration with Singapore's Council for Estate Agencies (CEA). We maintain full compliance with the Estate Agents Act and CEA's Code of Ethics and Professional Client Care.

Data Protection Compliance

Client data is handled in accordance with Singapore's Personal Data Protection Act (PDPA). We collect only what is necessary, retain it only as long as required, and never share it without consent.

Property Due Diligence

Every property presented through our Landed Property Exploration service undergoes a structured assessment covering structural condition, garden health, utilities, and title status before viewings are arranged.

Transparent Contracting

All service agreements are presented in plain English before engagement. Fees are confirmed in writing and never subject to undisclosed additions. We believe clarity builds better relationships.

Sustainable Vendor Network

Our estate guardianship vendors are selected partly on environmental standards. Garden contractors use water-efficient practices, and we actively discourage chemical treatments where natural alternatives are available.

Regular Client Communication

Estate Guardianship clients receive detailed monthly reports. All clients have direct access to their Tembusu Haus contact throughout the engagement — no call centres, no automated responses.
