Service One
Landed Property Exploration
Focused on Singapore's collection of bungalows, semi-detached homes, and terraced houses, this service identifies landed residences that offer the space, privacy, and garden access that apartment living cannot match. Each property is presented with both interior and exterior photography, an assessment of garden condition and potential, and practical notes on parking, security, and neighbourhood character. Viewings are arranged with generous time allowances.

We present a carefully selected shortlist of properties with full documentation — not an undifferentiated list of listings.
Accompanied Viewings

Service Two
Comprehensive Lease Management
Our leasing team manages every aspect of your tenancy agreement from initial offer through to signed contract. We pay particular attention to clauses relevant to landed properties — garden maintenance responsibilities, external structural obligations, and shared boundary arrangements. All negotiations are conducted with patience and fairness. The final lease package includes the signed agreement, photographic inventory, and a reference guide to your rights and responsibilities.
Offer Preparation
We prepare a clear and appropriate offer letter on your behalf, setting the terms of the negotiation from a position of knowledge.
Lease Negotiation
We negotiate on your behalf with patience, addressing clauses that are specific to landed properties and often overlooked.
Completion & Handover
A structured handover with photographic inventory and your resident's reference guide closes the engagement.
Service Three
Estate Guardianship Programme
A thorough, ongoing management service designed for landed property residents. Your guardian coordinates both indoor and outdoor maintenance — from interior systems servicing and pest management to garden upkeep, tree pruning, and drainage monitoring. Pool maintenance, if applicable, is included within the scope. Your guardian conducts monthly walkthroughs and provides detailed reports, serves as your representative with landlords and local authorities, and manages all vendor relationships. Lease renewal planning begins well in advance to allow for thoughtful negotiation.
